Overwater villa or beach villa: which suits you?

The overwater villa offers direct sea access and a sense of space, the beach villa more ground under your feet and often more room. The choice depends on privacy, walking distances and habits. Private Islands is a Swiss travel agency offering advice by video call and helps with the selection.

On many islands you have the choice between a villa over the water and a villa on the beach. Both are impressive, but they feel different in everyday life. A look at location, privacy and habits makes the decision easier.

Two villa types at a glance

Overwater villas stand on stilts above the lagoon, often with steps into the water and a terrace with a wide view. Beach villas sit on the sand, often with a garden area of their own and a short way to the sea.

Both types offer seclusion, but in different ways. The overwater villa lives on the stillness above the water, the beach villa on its closeness to the beach and vegetation. Small differences in compass direction decide when the terrace is in the sun. Ask about sightlines from neighbouring villas and how far away the nearest accommodation is.

Choose according to your daily life. If you want to step straight into the water in the morning, you will appreciate the first type, and if you love walks along the beach, the second.

Privacy and view

With overwater villas, orientation decides privacy. Villas at the end of a jetty or with a view of the open sea feel calmer than those close to the centre.

Beach villas often have screening from plants or walls. Even so, beach walkers pass by if the island is busy. Ask about the specific location. Sounds of waves, wind and generators also play a role in the calm.

Check plans and photos of the island and have the location and neighbourhood explained to you. That way you avoid surprises. Some overwater villas have direct access to the reef, others only to deep water, which makes a difference for snorkellers. Ask whether the villa has any particularities at high water or in a storm and how the property deals with them.

Comfort, paths and weather

Overwater villas are often further from the centre, and the paths over jetties can be long. Electric vehicles or bicycles shorten them, but do not replace asking questions.

In wind and swell you feel the movement more in the overwater villa. Beach villas are more stable, but they are affected by tides, sand and insects. Bear in mind that beach villas lie closer to the water at high tide and that beaches change with the seasons.

Heat and shade also differ. Ask about air conditioning, shading and ventilation. A day's viewing is rarely possible, so a precise description counts. Check access for luggage and carts, because jetties and sand paths are rarely ideal for wheeled suitcases.

Children, age and habits

With small children the beach villa is usually simpler, because the water does not begin directly under the terrace. Railings and steps at overwater villas demand attention.

Older guests often appreciate level paths and short distances. Ask about steps, jetty width and access.

For couples and solo travellers the overwater villa is a strong experience. What matters remains what you need every day. Neighbouring villas with families or children can also affect your sense of calm. If you like to go into the water early, you will prefer the overwater villa, and if you would rather stroll barefoot through the sand, the beach villa. Some islands offer both villa types, so you can spend a night in each variant.

Pool, space and facilities

Many villas offer a private pool, but size and location differ. Overwater villas often have a small plunge pool on the terrace, beach villas frequently a larger pool in the garden. Ask about dimensions and shading.

Interior space also differs. Beach villas usually have more living space, several bedrooms and outdoor kitchens. Overwater villas are more compact, but often more unusually designed. Think about how much room you actually need. An honest description of your own habits helps more than any brochure in finding the right villa.

Check facilities such as air conditioning, mosquito protection, outdoor shower and sun loungers. Small details shape everyday life more than big promises, and photos do not show everything. Have the floor plans explained to you. The proximity to the spa, restaurant and boat jetty also affects how often you leave your villa.

Deciding together

In the [planning consultation](/m/private-islands/planen) by video call we discuss your priorities and show which villa types are possible on your preferred island.

We clarify location, layout and paths directly with the operator and summarise them in your quote.

If you are unsure, we compare both variants against the daily life you wish for. Ask to see pictures from different seasons, because beaches and lagoons change.
